Your turnover price is set once, based on the property, and it covers everything listed above. Larger or more complex properties cost more than a studio, but the price does not change turnover to turnover because linens needed washing or the beds needed making.

Amenities and consumables: how that works
The restocking labor is included in your turnover price. The consumable products themselves are not unlimited or free — that would not be honest, and it is not how the service is built.

Linen rotation, so laundry never holds up a check-in
The checkout-to-check-in window is usually too short to wash, dry, and fold linens on site. Where a property supports it, we run a linen rotation instead: your rental keeps its own linen sets, the cleaner makes the beds with a fresh set during the turnover, and the used set leaves with them to be washed, dried, and folded ready for the next one.
That means the property is guest-ready when the turnover ends, not whenever a dryer cycle finishes.

Is it really one flat price?
Yes. Cleaning, beds, linen service, restocking labor, inspection, and the photo check are all covered by the turnover price for your property. The one thing quoted separately is the cost of consumable products, and only if you ask us to supply them rather than stocking them yourself.
Do you wash the linens?
Yes, as part of the service. Used linens are taken off-site and returned washed, dried, and folded. Where the property supports a linen rotation, the beds are made with a fresh set during the same turnover so nothing waits on laundry.
Who provides the linens and amenities?
You do. Your rental keeps its own linen sets, which is what makes the rotation work, and we launder and return them as part of the turnover. Consumables are either yours or supplied by us and quoted separately.
What does the photo check actually cover?
A basic record of the property’s condition after the turnover, so you can confirm the reset and see anything worth your attention. It is not a professional inspection, a damage assessment, or a finding about who is responsible for an issue.
Do you offer same-day or back-to-back turnovers?
Only where verified route and cleaner capacity support that window. We would rather decline a turnover than accept one we cannot complete before your guest arrives.
Do you manage listings or talk to guests?
No. Guest messaging, listing management, pricing, and full property management are outside this service. The turnover is what we own.
Can I book turnovers for more than one property?
Yes. Each property gets its own checklist, linen plan, and turnover price, since layouts, bed configurations, and amenity lists differ.
